5 Important Things To Do Before Putting Your Home on the Market

  1. Have a home inspection: You'll learn of any trouble spots and can choose which repairs to make before buyers start investigating. Buyers gain confidence by knowing the condition of a home ahead of time.
  2. Organize and clean: You'll be packing up belongings for your move, so start thinning them out now, and boxing up out-of-season clothes and other items you don't need to use in the upcoming months. Clean the house 'til it shines! Pay special attention to kitchen and bathrooms. Ask an outsider's opinion if there are any odors (pets? cooking? other?) that need addressing.

  3. Get replacement cost estimates: Are there big-ticket items that will need replacement or repair soon, like a furnace or roof? Get estimates on how much it might cost to replace them; the figures will provide useful knowledge to your buyers.
  4. Find your warranties: Collect the warranties and user manuals for appliances and other tiems that will remain with the house. Touch up paint, clearly marked by room, is appreciated by buyers, too.
  5. Spruce up the curb appeal: Pretend you're a buyer and stand outside your house, perhaps across the street. What is your impression? Is the garden appealing, neatly maintained with shrubs pruned and flowers adding cheer? Is a house number visible? What about the door and hardware? Any cobwebs lurking about?

Remember, you want the first impression of your house to be one that welcomes people, and entices them to come inside to enjoy more.
