Today's real estate market is a challenge for buyers in the Silicon Valley and San Mateo County. More often than not there are multiple offers. More often than not one writes offers two, three, four or more times before a buyer is successful.
That was the scenario for a set of buyers I'm currently working with. We explored many properties from Belmont to Sunnyvale. Offers were written on 3 different properties in the space of 2 months.
The fourth offer was the charm! They are in contract to purchase a newly constructed home, and what a gorgeous home it is. When it's completely finished, with landscaping in place, the gas fireplace in operation, and the remaining light fixtures in place, it will sparkle.
The home inspection has been done and the property contingency removed. The appraisal came in at value and the loan contingency is about ready to be removed. Certificate of Occupancy is expected to be received by the end of this week. Soon we'll schedule a time for the buyers to sign off. The balance of their down payment will be sent to escrow. The loan will fund.
And before the month is up, these first-time buyers will be settling into their new (and I do mean "new") home.
The moral of this story: buyers, persevere. The market can be very discouraging, but with strong teamwork from you, your agent and your lender, you will find a home!
