What is a bedroom?

This might sound like a silly question, but it is one that comes up over and over again when I talk with homeowners thinking about selling their home. Here on the mid-Peninsula, especially in the towns of Belmont, San Carlos and Redwood City, many of our homes are older, having been built in the post-World War II housing boom.

Over the years, these homes have been added on to, or unfinished areas have been finished, with or without necessary building permits.

When the County Assessor shows a home to be a 3-bedroom, 2-bath home, of 1700 sq.ft., that is how I need to list it, even though the house functions as a 4- or 5-bedroom home. Sometimes permits had been obtained for additions/modifications, and just never got picked up by the County. Other times a permit can be obtained after the fact.

Yesterday I counseled a future seller to go to the City of San Carlos Building Department and talk about this issue; he has permits for room additions which bring the square footage up from around 1740 to 2100. He also has a room conversion that should qualify as a 4th bedroom. If the City's records agree, he then should to go to the County and get them to update their records.

The difference to him a few months down the road when he's ready to sell will probably be around $100,000-$150,000. A good use of his time, don't you think?

And to get back to my original question, What is a Be
droom? here's how the City of San Carlos defines a bedroom in a single-family residence:

"Bedroom: any space in the conditioned area of a dwelling unit or accessory structure which is 70 square feet and greater in size and which is located along an exterior wall, but not including the following: hall, bathroom, kitchen, living room (maximum of one per dwelling unit), dining room (in proximity to kitchen, maximum of one per dwelling unit), family room (maximum of one per dwelling unit), laundry room, closet/dressing room opening off of a bedroom.  Sewing rooms, dens, studios, lofts, game rooms, and any other conditioned room along an exterior wall which is 70 square feet or greater in size will be considered to be bedrooms unless the room is specifically exempted. If a home office, library or similar room is proposed, it may be exempted from being considered a bedroom if there is no closet and at least one of the following is present: a) permanently built-in bookcases, desks and other features that encumber the room in such a way that it cannot be used as a bedroom; b) a minimum 4 foot opening, without doors, into another room; or c) a half wall (4 foot maximum height) between the room and another room."
