As a full-time Realtor serving the mid-Peninsula and Silicon Valley, I spend 40 or 50 hours a week keeping abreast of what's going on, area trends, learning about not-yet-on-the-market opportunites, etc. There's lots going on in the background!

There are numerous advantages to selecting a good Realtor to assist in home buying, like...

They show you houses on the market that match your criteria.

They help in the negotiations to make sure you are getting a good deal

They help you get through the home inspection issues

They help get you through the contractual paperwork and loan processing

They help you get your new home up and running with new utilities

They help you get home warranties

But...

The thing that rarely is thought about is that they are watching the market for you and letting you know when the house of your dreams appears on the market.  This is so important but not talked about enough.  Most of the great houses only stay on the market a few days, even in a soft market and if you are not working with a good Realtor that is watching for you, you are never going to get to see the best listings that are SOLD before you will ever hear about them.

Realtors need to mention this to everyone they meet so prospective buyers will call them instead of trying to find their next home on the Internet.
