A few miles south of Half Moon Bay, in San Mateo County, California lies a hidden gem -- Martin's Beach.

Martin's Beach, San Mateo County, CAThe rural land known as Martin's Beach is comprised of approximately 80 acres, set between the Cabrillo Highway (Highway One) and the Pacific Ocean. After having been owned by the same family for many years, around 2009 this large parcel was sold for approximately $40,000,000.

This sale was made subject to leases of approximately 50 small cottages which cling to the side of the bluff, just above the Pacific Ocean. The leases have around 1.5 to 3.5 years left, and then the cottages are expected to revert to the landowner. Many of these cottages have been in the same families for generations. Now, with such a short time left on the leases, very few are being offered for sale.

I've had the delightful job of exploring some of these cottages with one of my clients who would enjoy having a special place, not far from the bustling life in Silicon Valley, where they can bring their children and grandchildren to enjoy carefree beach days.

Their purchase offer came together in 2010, and they have been enjoying it sense then.

When you hear the ocean in the video, and know that these cottages are tucked away at the end of a gated drive, not to be seen from the highway above, it gives you a clue to how enchanting this place truly is.

Hi Michael -- You'd have a field day doing inspections on these! We have the California Coastal Commission now, which will scrutinize future development closely. It will be interesting 20 years from now to see what has become of the area. I'll be able to look back and say, "I remember when ----"

Good morning Roger - the sound of the ocean is all-prevailing when you're at the cottage; immediately worries become less intense and relaxation sets in.

Lottie- a lot of memories can be made in that cottage on the water over the next ten years. Thanks for sharing. The video really helps the others get a feel for how gorgeous the area is. Love it.

Hi Peggy -- while a purchase that will last 10 years isn't for everyone, or even for most, when it's right it's wonderful. They will be creating special memories for multiple generations. Glad you enjoyed the video clip.

Lottie, love the video and the introduction to Martin's Beach.  Hope it works out for your client as I agree...this could be quite a memory maker.  Are the prices reduced relative to the shorter term?

Kathy, while I'm sure most people are hoping the land leases will be extended, one must assume they won't be. For one in the position to enjoy this for 10 years and then say goodby, it's a not-to-be-missed opportunity.

Mary Kay, this is such a strange deal. I suspect prices will decline $15,000 or so each year. Definitely a buyer needs to have a different mindset; this is not an investment, but rather pre-paid vacations.
