How Do You Choose a Home Warranty Company?

Placing a 1-year home warranty policy on a property purchase is an important safeguard for buyers (it's available to sellers, too, with some limitations.)

There are a number of good companies that provide this type of coverage, so how does one choose a home warranty company? One way is the service they provide and how well our clients' needs are met.

My "go-to" company is First American Home Buyers Protection Corporation. Our area manager, Joan Fischer, does a stellar job in taking good care of my clients. And when things go awry, as they occasionally will, she takes pro-active steps to correct them.

Here's what one client recently had to say about her experience with Joan Fischer of First American Home Buyers Protection Corporation:

kitchen"I'm writing to provide information about my interactions with Joan from First American.  Thank you for putting me in touch with her, Lottie.  As promised, she waived the fee from my dishwasher experience. 

She also had a service provider out today to check my oven.  When he asked why my fee was being waived I ... explained to him ... that a person came out to fix my dishwasher but did not do a good job.  He looked at the symptoms (e.g., soap left in the soap tray after the load was complete) and asked if the dishwasher made certain sounds.  I described the noises, but told him the other guy said that they were normal.  He rolled his eyes.

In any case, the new guy said I need a new motor pump, and suggested I call First American.  I went straight to Joan, as you suggested, and she called me back even though she was on the road.  She also took time to explain that, provided the new service provider gives her office the proper paperwork/ information, I can either have the pump replaced or take the money to get a new dishwasher.

It looks like my dishwasher problems will be fixed after all, with a repair or perhaps even with a new machine.  Joan's professionalism and patience are very impressive.  Thank you again for connecting her and me!"

I see that the Rep for the Home Warranty Co is important to you.  I agree completely and feel the same way.  Knowing that you have a "go to" person that you can count on is very important.

I like First American and have used them many times in the past, even for my own personal hoem warranty coverage.  My selection is based on reputation and experience.  If the company has a good reputation for customer service, I'll use them or let my client go ahead and use them.

Another company I like is American Home Shield (AHS).

I haven't done a lot with home warranties...I had a couple of experiences that were problematic...buyers thought they had a nice "safety net" and when they had to make a claim seems like a lot of issues that they thought were covered were not under the fine print...

Rene, sorry you've had problems. I tell my clients to call me whenever an issue with their home arises. In the case I mention, above, my buyer had a less-than-acceptable experience. When I related it to Joan Fischer of Frist American Home Buyers Protection, the problem was resolved and my buyer is now a strong fan of theirs.

My suggestion if that happens again is to call the service manager and explain what happened; I suspect they'll do their best to correct it.

And, you might try First American if they are in your area.

Lottie ~  It seems to me that in these economic times, the Homeowner's Protection makes a great deal of sense.

Tish, I couldn't agree more. I've seen the policies pay off over and over again. And it's great to work with a company that pays close attention to customer satisfaction like First American does.
