  • median sales price: $1,115,000;
  • average days on market: 36;
  • percent sales price to list price: 100.26%


My story:

  • 8 days ago I listed a home for sale at 21547 Rosario Avenue, Cupertino
  • Broker tour last Thursday saw about 65 agents through the house
  • Open houses on Saturday and Sunday afternoons had roughly 34 groups through--each day!
  • As of last night 8 disclosure packages had been downloaded, with 2 confirmed written offers
  • I'll be meeting with the seller tonight to present to him all offers I've received by 5:00 PM today.

Hi Kathy -- homes in this price range in Cupertino--and other towns up and down the Peninsula--fly off the shelf. But, they need to be in move-in condition and a buyer needs to see value. I'll keep you posted on the outcome of this one.

Hi Lottie, I'm sure the seller is so thrilled. Not only do they have one offer they have choices! I love the fact that you shared how many people attended your "Open House" last weekend in San Mateo County, California. That sure is news both Buyers and Sellers need to be aware of. The market is going in the right direction!

Hi Kathleen - Cupertino is hot, isn't it? We ended up with 4 offers, all of them 'as is,' all of them clean. 1 all cash, 2 almost identical. 3 families (don't know anything about the 4th one) had fallen in love with the house. Agonzing decision for the seller, but we're in contract.

Hi Peter and Linda -- yes, the market is definitely hot in Cupertino. We're not the only area, eitiher, experiencing multiple offers and quick sales. What I'm seeing is that properties need to be in pristine condition and priced reasonably--then they almost fly off the shelf.

Hi Virginia -- yep, 36 days average on the market. Some are considerably shorter--this this one -- 8 days on the market, 4 offers, 33 day close.

Lottie, We don't have 65 agents in our whole county.  It sounds like Cupertino California's market is doing great.... especially the part that Lottie Kendall has.

Ha! Russel, the thought of just sitting around sounds rather appealing -- but not to be -- working on another offer on one of my listings and --- PACKING! I'm moving tomorrow -- first time in 35 years! Will wrilte about it some day!

Hi Connie, Hi Russel -- We ended up with 4 offers; buyers have removed all contingencies by now; both buyer and seller have signed off; loan will fund on Tuesday morning; escrow closes on Wednesday. A classic "good news" story!
