Preparing your Silicon Valley home for sale

Preparing your Silicon Valley home for sale

When selling your Silicon Valley home, it's important to present it in its best possible light. While we're currently in a sellers' market, it still is important not to cut corners. My job as your agent is to expose your property to the greatest numbers of people and offer suggestions to give it that 'wow' appeal that results in great offers, at top dollar, in a short amount of time.

Take, for instance, the property at 835 Woodhams Oaks Place in Santa Clara, a 3-bedroom, 2.5 bath townhouse. While the square footage is small, not much over 1,000 square feet, I knew it was important to show potential buyers that's there is plenty of space to enjoy life there. The seller agreed, and so we called in the stager, BJ Hardin Designs. Starting with interior paint, this vacant townhouse has been transformed into a warm and charming space.

I showed this townhouse to a buyer when it was vacant. When it was staged and he saw it online, his reaction changed. In his words,

"...during our discussion on Sunday I could tell that you are very skilled. The preparation you did on the house you listed in Santa Clara confirmed this as the photos make it look immaculate. I am very tempted to ask my Realtor to check it out despite being outside of [preferred] area."

If you're thinking of selling your Silicon Valley home, large or small, take the time to lay the groundwork for a successful sale.

A staged home is a critical part of effective marketing.  This property looks very well staged and looks very inviting.

Hi Bryan, staging is critical in helping people, especially first-time buyers, see just what living in a place would be like. I think BJ Hardin did a great job in this small townhouse. Keep her in mind for your listings if you need a fresh look.

Since most potential buyers have no vision - staging the home really helps them "see" the potential.  Good luck Lottie.

Kudos to you, Lottie!  What music it must have been to your ears when hearing that compliment!  Obviously your pics told the story and created a lasting and good impression.  Best of luck in turning that interested observing potential Buyer into a SOLD and Successful Buyer ...

Hi Lottie, excellent post which shows not only the expertise you bring to the table, but how exellently you market a property. I am a firm believer of staging..especially a vacant home.

Lottie, BJ Hardin did a great job with the staging. With great staging and your marketing expertise this property should be under contact quickly.

Thanks, Gene. Staging is an important step to help potential buyers feel a connection with the property. My wonderful seller understood that, and BJ Hardin created the right look for us.

Good morning Cindy, staging a vacant home is crucial--especially one that's a target for a first-time buyer. I love marketing properties--especially when the seller has done everything right.

Hi Nancy, my seller and I both think BJ Hardin did a great job. And--I'm happy to say we received 11 offers yesterday and now have a pending sale.
