Pacifica CA - townhouses at Ocean Point are in high demand

Pacifica California - Townhouses at Ocean Point are in High Demand

Ocean Point townhouses, Pacifica CAOcean Point is one of Pacifica's most highly desired townhouse complexes. Built in 1979, more than one current owner is an original owner who has stayed all these years, which tells me the Ocean Point townhouses on Beachview Avenue, Pacifica are a great place to live.

Five reasons include:

  1. The location! Beachview Avenue, off Hickey Boulevard, is a fabulous location for convenience as well as for beauty. Just minutes from downtown San Francisco, SFO airport, BART, and freeways to Silicon Valley, it also is close to beaches, the Pacifica pier, Sharp Park golf course, open spaces and hiking trails.
  2. The amenities! There is a lot of open space at Ocean Point Townhouses. The roadway is wide, guest parking is ample, a spacious lawn with winding walkway and seating area leads to the pool and spa. Swimming and relaxing on a bluff overlooking the Pacific Ocean is a favorite. There is space to breathe and relax at Ocean Point in Pacifica
  3. The style! Ocean Point Townhouse Association is comprised of 40 2- and 3-bedroom units. Typical size for a 2-bedroom is around 1,440 sq.ft, while 3-bedrooms are roughly 1,640 sq.ft. Each townhouse has a reverse floor plan, with the bedrooms, baths and patios on the entry level and the living areas, deck and 1/2 bath upstairs. Each has a spacious detached 2-car garage, with plenty of storage for surf boards, skis, and the rest of your belongings. Some have greenhouse rooms added; some have renovated and remodeled, opening up walls, changing laundry facilities, etc.
  4. The price point! Pacifica has been a bit of a sleeper, although that is changing and prices are climbing. Located only 20 minutes from downtown San Francisco and about the same to Burlingame, prices are lower than comparable townhouses in those cities (if one can find the space, the parking and views.) When owners do decide to sell, they find buyers are anxious to live here.
  5. The views! Imagine coming home after a busy day and relaxing on your deck (or your patio, or at the pool -- the choice is yours) soaking in the rays of the sun setting over the Pacific Ocean. Or on the foggy days, feeling snug in your own cocoon, curled up by the flickering fire in the living room, sipping your favorite beverage.

Two recent listings I've had at Ocean Point both sold, and sold well. 290 Beachview #37, a 3-bedroom, 2.5 bath listed in January 2013 at $650,000 sold for $660,000. 274 Beachview #18, another 3-bedroom, 2.5 bath unit with some over-the-top remodeling (like a steam shower room) closed escrow in May 2013 for $750,000.

While no units are currently listed for sale, that will change. There will soon be an opportunity for a buyer looking for a view townhouse for sale in Pacifica - a 2-bedroom townhouse is expected to be ready for sale next month. Feel free to contact me for details.

Those are five good reasons to live on the Pacific Coast, Lottie!  Congrats on the two sold and I'm sure the new condo coming on the market will do just as well.

Hi Lottie, I used to live in the area on Hickey Blvd. just over the Hill in Daly City and that is a beautiful area in Pacifica and yes it has tended to be a bit of a sleeper but I think future buyers will be as happy as the residents who have stayed all these years.

That's a great view Lottie.  That whole area is beautiful.  I was just in the area a couple weekends ago when I drove from Half Moon Bay to San Francisco.

Hi Scott - you know first-hand why this area make a good place to call home! Ocean views, serenity, and a close-in, convenient location. Did the skiing convince you to move away?

Jim, if you drove up Highway One, you passed by these townhouses on Beachview just as you started up the hill leaving Pacifica. I think the ocean is calling to you -- someday, perhaps, you'll make your move. And these townhouses might be just the ticket.
