Friday was a great day for my buyers - their purchase of 1 Lilly Lane in San Carlos, CA recorded. They now have the keys, and are busy this weekend starting the move-in process and planning their future.

Buying a home in San Francisco, San Mateo County and the Silicon Valley can be a daunting prospect for buyers today. There's not much inventory (although that is slowly improving) and many well-qualified buyers. To make matters worse, many of the buyers are all-cash buyers, which makes it difficult to compete for folks obtaining a loan. Almost every home receives multiple offers.

Good morning, Lottie -- congratulations to you and your buyers.   I like the points how you have used this post to highlight the important factor of compromise for buyers in order to actually "get the keys".  That's what it's all about - or at least that's how I see it.

Lottie, congrats to you and your buyers to a successful transaction closing.  Just curious; you said 1 Lilly Lane, San Carlos CA was recorded and the buyers got the keys...what is typical in California for a closing?  Here in Huntsville, Alabama we close (money is distributed), the deed is recorded and the buyer gets the keys all on the same day.  And the sellers is typically out of the house on the same day as well.

Lottie, congratulations to you and your buyers.  You are correct about the importance of knowing the must have verses the want to have importance.  Like Nick, in Missouri we are closed when the money is disbursed and the deed is recorded.  Then the buyer gets the keys.

Hi Nick -- in northern California, once loan docs are prepared and sent to our escrow company (title incompanies handle this) a buyer will sign loan docs, give instructions how they will hold title, etc. The docs then go back to the lender, who typically funds the next day. Buyer sends the remainder of their down payment to the title company.  Sellers generally sign documents 4 or 5 days ealier. Once all funds have been received, title company reps go to the county court house to record the deed. At that point, the buyer owns the house; I get keys for my buyers from the listing agent, and give them to the buyer that day.

Anna, your procedure doesn't sound too different from ours. In Missouri do you use attorneys to facilitate the transaction? We don't.
