Always Pay Attention to Details-disaster averted

Today I received an email from a client with this excerpt:

Disaster Averted"Hi Lottie,

In the process of renovating the .... house the contractor discovered the little dip in the living room floor that you found was actually quite a big problem.  When they went into the crawl space to shore up that area they discovered that the entire roof beam was being held up by one 2x4 that was slowly sinking.  If that hadn't been discovered, he says eventually that 2x4 would have snapped and the entire ceiling could have come down.

Whew! Disaster averted:  by you.  Many thanks for your attention to detail."

I represented these clients in their purchase a few months ago. No one had noticed (or mentioned) a dip in the floor until I did my agent's visual inspection and informed the buyers. They put a 2-day property inspection contingency in their offer, did some preliminary investigation and decided to move forward with their purchase.

They are happy with their home, but it could have had an entire different outcome.

Reminder: always pay attention to the details!

Nice catch, Lottie!  Disaster averted is right, you saved the ceiling from collapse, and it's nice to see that your clients are appreciative.

Thanks, John. I'm thankful I caught that when no one else had! One reason I like taking off my shoes--I can feel things underfoot better when barefoot!

Lucky for me I have my wife as a REALTOR® partner. Some of us who enjoy visioning the big picture very often can't see beyond our noses for the details. My wife can.

Lottie, well done. I frequently point out floors that slope when buyers don't notice it. I tell them to close their eyes and walk slowly.  I show them first. Once they do that ... they feel it and can see it too. We are not inspectors but we need to have a trained eye.

Great catch Lottie Kendall ! I'll bet your clients are thrilled that they had your eye and experience working for them. Inspections are so important whether you're a  buyer or seller. I suggested an inspection for a recent listing before we put it on the market. The owner followed my advice and then repaired every item on the inspection. We had a full price offer within 5 days of going on the MLS.

Good catch.  Buyers agents often catch these defects in the normal course of previewing or showing a property. 

One thing is sure.  This serious defects would NOT have been disclosed on that infamous "Maryland Property Condition Disclosure Statement".

My question is:  Who made the repair and was it completed prior to closing???

Lenn, my buyers had been at the house 3 times earlier; I had been there once before. When I went to do my detailed visual inspection, I had removed my shoes, and by chance walked close to one particular wall instead of the more typical walk space, thus felt the dip underfoot.

Offers were due the next day (multiples, of course) and we put in a 2-day inpection contingency. Buyer had lined up the inspector who had done the home inspection; they met at the house the next day to investigate. Buyer was satisfied he could correct the issue, so closed on the purchase.

In the course of some remodeling, he wanted to correct the dip and thus learned the serious nature.

Disaster averted because of bare feet!!

Lottie - Great idea to take off your shoes and walk around on the floors.  A good way to feel a dip, slope, or bubble! This is why buyers are smart to work with you, you take the time to pay attention and you put real effort into the process!
