It's Time to Check in with Zillow

It's time to check in with Zillow, and see how accurate their Zestimates are for the San Francisco Peninsula.

The last time I wrote about Zestimates in our area was over a year ago, when the trend was definitely low Zestimates. Let's see if the same holds true now.

Zillow remains an interesting site, but buyers and sellers need to seek the advice of a local real estate expert when making an offer on a home for sale or when pricing a home for sale.

Some ethical person should find a way to outlaw zestimates...up or down...they are never accurate anywhere.

Lottie: Unfortunately, it is human nature to believe any source of media if it conforms in your favor. In the case of buyers, if the price is lower than the list price, and sellers, the reverse. It just makes our task that much more difficult, yet these bog-box sites continue to get away with falsely stated values. Very sad, indeed, yet they depend on us to share our listings with them through syndication. When will agents learn?

Lottie, that's quite a price difference! Buyers and sellers really do need the expertise of an agent.

Wow thaks for the research Lottie. I worked with a client a few months ago who had been going about finding a house using zillow only to be disappointed time and time again until a mutual friend referred him to me. We found him the perfect home in under 2 weeks!

Yes, Suzanne De Vita - the price differences between Zestimates and actual sales can be huge; we need to be able to educate our buyers -- and in some markets, our sellers.

Lottie - This is a must read for all California home and condo buyers, the property value estimates on these mega real estate websites is more off base than accurate.  Local real estate agents are the people who can really give you a true estimate on current market value and they know what factors to take into account that add, or take away value!  Suggested Reading!

I've recently seen a lot of syndicated sites having issues even getting # of bed/baths correct - I don't think they're anywhere close to nailing down values yet.
