My colleague, Debe Maxwell of Charlotte North Carolina wrote this post about the need for buyers to move quickly when the right place comes on the market. The same holds true in this area.
Pulling the Trigger: 3 Reasons Why You Need to Move Quickly when Buying a Charlotte Home
With all of the care and consideration that can go into deciding if a home is the right fit, it can add a wrench to the mix when you realize that you may not have a lot of time to put in an Offer. It's certainly important to weigh all of the factors of buying a home before deciding to put your Offer in the ring but, here is why you'll want to swiftly come to a conclusion when it comes to your Charlotte area dream home.
1) If It’s the Perfect Home for You, It’s the Perfect Home for Many Others
If you've finally found a home in which you can see yourself living and you're seriously considering putting in an Offer, there's a very strong chance that there are many other people who may be quite interested in it as well. You’ve looked at homes and you have in your mind, exactly what you’re looking for…is this one in the right neighborhood, the perfect size and within your price range? It shouldn’t take too long for you to consider these factors; make a decision so that someone doesn't beat you to the punch.
2) A Quick Decision Conveys to Sellers that You're SERIOUS
Most home sellers expect an Offer that is quite close to their asking price; however, like anyone, they can have intuitions about potential buyers and may be more comfortable with someone who is reliable. By presenting an Offer to the sellers in short order, you will make them aware of your serious interest. At the end of the day, this may actually inspire more trust in them. If they need to sell the home quickly or are planning a move of their own soon, this can make a considerable difference.
3) Charlotte Home Prices Are RISING
If you've been perusing the market for a while, deciding to make an Offer on a home you can really see yourself in NOW may end up being a money saver for you. If your currently in a rental, the average rental price in the United States has risen by 34% since 2011 and home prices are also beginning to increase. This means that it's becoming an even better investment to put money into property instead of rent, so that you can make up the difference in your finances in the present and the future.
Home sales in the Charlotte area are expected to increase (year-over-year) by more than 10% in 2016, according to a recent housing forecast from Realtor.com
It's important to make an educated decision when deciding to purchase a home but, by deciding quickly if a home works for you and making your interest known, you may have more success. Good morning Lottie. Buyers certainly are in a quick decision situation in the Charlotte area! Enjoy your day!
Good mornng, Lottie Kendall it's often difficult to get those buyers to pull the trigger... they know they should but they freeze....nice reblog...
I tell this to my buyers until blue in the face. Some do listen but then there are the others who don't. It is usually after a buyer lost the one they really wanted because they just had to sleep on it. It's the second one they jump on like a dog with a bone.
Hello Wayne Martin - Charlotte, like many metro areas, is hot, with properties selling quickly.
Hi Sussie Sutton - that's my experience, too -- sometimes one has to lose a great place first, before they are ready to act.
Hi Barbara Todaro - as Sussie Sutton says, some buyers need to lose one before they feel the urgency to act.
Lottie good blog to re-blog and share this information with your readers.
Lottie Kendall - You are right, all of the reasons that Debe Maxwell have given for buyers to act quickly on their home buying decision are the same ones for most markets! A great choice for a re-blog!
Thank you for the re-blog, Lottie! Happy to hear that this is how your market is as well - it's far better than the place we were in 5 years ago, isn't it?!!
This is a good post to reblog. I hope home buyers will read it too.
Good morning, George Souto and Gita Bantwal - I was happy to re-blog this fine post of Debe Maxwell - it fits my area well as well as her's.
